Good morning everyone and welcome to today's episode of the Girls in Property podcast. Well, first of all, welcome back from the school holidays. Has everybody survived? Is everybody okay? I knew I wanted to get this episode released just after everybody had got back in September. Some of you might still be away. Some of you might be back a little bit earlier. um But to be honest with you, I have had the most incredible messages from all of you, both ah Mums and dads just saying to me about how you're actually getting on with the school holidays and surviving and managing to get everything together and having a wonderful time as well. um And I have to admit I always say to people it's not something that I can necessarily ever truly understand or relate to because of course I don't have children but I could only imagine how difficult it must be to try and juggle everything. So first of all congratulations to all of you. You're all amazing. You all survived um and now you're back to it. So I thought to myself, I haven't recorded a solo episode for a very, very long time. And the reason I haven't recorded a solo episode for a very long time is because if I'm ever going to do it, I want to always make sure that the work that I do is useful for everybody in terms of what it is that they need from me. And I thought, right, if I was to do a solo episode, what do I think could be really useful? And I think that... this podcast release for September is perfect timing to do a mid-year accountability podcast and the reason I wanted to do a mid-year accountability podcast was because I have actually done this um I've done a presentation if you like for the girls and property community for a mid-year accountability check-in and the feedback from it was incredible and they all said how helpful it was and what they were able to take away from it and I thought well why should that just be for the community why can't I give that to everybody everybody deserves to have that so what I thought we should do for this podcast episode together is to do a reset for September for the rest of the year for you guys to all supercharge and go really strong thinking right we've got September, October, November, December left we've got four months what is it we want to achieve for the rest of the year so from so for today's podcast That is what today is all about. It's supercharging us and it's making us reflect and it's making us think to ourselves, what is it we need for the rest of the year? So that's what I'm gonna be doing in today's solo episode and hopefully you all enjoy. One thing to do is grab a pen and paper. You are gonna need it. If you are driving, just make a mental note um and just make sure that you go back and you listen to any bits that you need to revisit again during this podcast. um So first of all, in true podcast style, I want to begin today's episode with what I am celebrating at this moment in time. So to be honest with you, sometimes I struggle with this because I, of course, release episodes with guests every single week. And you can imagine um as a person, naturally, because of our own thoughts and belief systems, it's a very difficult thing to always celebrate yourself. And so sometimes I really struggle with this. However, believe it or not, I found today's episode really, really easy to um think of my celebration for today. So today's celebration, I would love to celebrate all of you. That's right, all the listeners who listen to this podcast today, I'm doing a celebration for you. And the reason I'm doing a celebration for you is because, honestly, this podcast is... Nothing without all of you without all of you listening without all of your messages without without you the podcast doesn't exist and I can tell you that We have just surpassed 50,000 downloads for the girls and property podcast which started in 2023 I believe this episode probably is gonna be about my hundred and twenty fourth episode hundred twenty fifth, which is insane um And the reviews that I get for this podcast as well when I read them on Apple podcasts are absolutely incredible So I first of all want to celebrate you and I want to say thank you. And let me try and give you as much value as I can in today's episode. Let's go. Cause that's what it's all about. It's all about for all of us growth development, you know, why stay still? Let's all be together. Let's all pump together and let's all, let's all supercharge one another. Okay. So today's episode, mid year accountability check-in. So I'm going to be keeping all of you accountable today in thinking to yourself, where are you right now? September, 2025. Where have you been? And where do you want to be by the end of the year and beyond? And that's what I really want you to take the whole way through today's episode. Where are you now and where do you want to be and how are you going to get yourself there? That's the only thing I want you to think about throughout this. And I want you to really be truthful when you're listening to this podcast. I'm going to be asking lots of questions and I want you to really sit and I want you to reflect and think to yourself, actually, where am I? What have been my roadblocks? What is it that's stopping me going forward? And really be honest with yourselves because I always think that the more honest you are with yourself, the freer you can become and the best that you can be. Because if you're lying to yourself in terms of what the roadblocks are, because you might be making excuses of what you think the roadblocks are, but the roadblocks might be you. then it's not actually going to help yourself. And this is what I've been learning in my own way is like, am I the reason that I'm not going as fast as I can because I'm the one who can't let go. I'm the one who's holding it back. And that's a very, very difficult thing to do. And so I want you to embrace and follow my lead. Trust me, trust yourself and allow yourself to just flow throughout listening to this podcast. Okay. So let's begin at the very beginning. Okay. So number one, I always, always usually start this, m if you like, this kind of conversation when I always talk about accountability and I always talk about doing a mid-year accountability with one of my favorite, favorite quotes. And the reason I start with my favorite quote is because this quote is something that I live and breathe every single day. And it's the thing that kind of has been my... compass and my guide throughout the whole time of me doing business if you like and it's something I'd love to share with you all today because I'm hoping that it could be your guiding light as well and help you go forward to the next level. So I'm gonna read it to you which is this. A dream written down with a date becomes a goal. A goal broken down into steps becomes a plan and a plan backed by action makes your dreams come true. gonna read that one more time. So a dream written down with a date becomes a goal. A goal broken down into action steps becomes a plan and a plan backed by action makes your dreams come true. And for me that is the most powerful powerful quotes because it's so true. And if you really sit and you really think to yourself how many dreams have you had? How many goals have you set? but you haven't actually taken them through to fruition. And the reason you might not have taken them through to fruition, which by the way, it's not your fault, but I you to think about this, is because you haven't actually taken the action to make your dreams come true. And you know, I was at a recent event uh at the iconic Wealthy Women that was hosted by Carly Anderson a couple of months ago, and I took my girls to it, and I hosted my first ever table for girls on property. And there was an incredible woman called Mirella, I think her name is Mirella. Sorel, Morella Sorel? first name's Daphne Morella and she runs Global Women and she said something that really stuck with me which was this. She said, I don't want to get this wrong but don't quote me on this but it was along the lines of stupid people are taking action while clever people are thinking about doing it. If you really think about that she said stupid people are taking action whilst clever people are thinking about doing it. And if you think about what she's actually trying to say in that is this, which is you can plan and plan and you can think and you can overthink again and again and you wanting to make it perfect. But if you're not actually taking the action and you're not actually doing what you'll say you're going to do, you're not actually doing anything. What you're doing is you're staying in your comfort zone. You're like, this is my comfort zone. I like planning. I like thinking about it. It makes me feel good. It makes me feel like I am actually taking action when you're not. you're not taking action because you haven't taken that first step to go, I'm going to release that item I want to launch. I'm going to go and speak to that agent that I keep planning how I'm going to talk about it and reading a thousand scripts of how to talk to agents. I'm going to go and invest in that first property instead of reading about it in a textbook or going to a thousand property training courses and spending thousands and thousands. You need to actually take the action to move yourself forward that 1 % every day. and I found out a really, really fun figure actually. I think it was Stephen Bartlett I found out this figure from, but I found it out recently. Did you know that taking 1 % forward every day equates to 14 minutes a day? So if you do something that takes you forward, like literally forward, take the action, not like take the action. If you do that for 14 minutes a day, literally 14 minutes, that is going to take you forward 1 % every single day. And like investing and when we're talking about investing in compound effect, that compound effect is then going to get you further and further and further along to where you want to be. So really think about that and think about that. And that's why I started with this quote, because throughout this whole podcast, I really want you to keep reverting back to action and taking that 1 % forward every single day. So I love that. I love that quote. I have it on my board. I have it all the time. I see it. I know off by heart. And I really, really want you guys to really take that on board um forward if you can. Or do you know what, DM me your own quotes. I'm always open to quotes, love quotes. They're all over my Instagram. So if you've got a favorite quote for yourself, DM me your favorite quote, I'd love to hear from it. So let's think about your 2025 vision. Are you actually on track? Have you even thought about your 2025 vision? Do you even know what you've achieved this year? Like really think to yourself, do you even know what you have done? Do you even know what you haven't done? Like really think to yourself, are you actually on track? Are you where you want to be? Have you moved forward at all in any sort of way? And what I want you to really think to yourself about is what have you actually achieved so far? And be proud by the way, like when I'm asking you, what have you achieved so far? I want you to think of this with pride. So I want you to think about what you've personally achieved in your personal life and I want you to think about what you've achieved so far in your professional life, whether that is within your job, whether that's you starting a business, whether that's you doing a side hustle, whatever it is in your professional life, I want you to think about it and in your personal life. And do know what's so beautiful? I asked this to the girls in the community on our call and some of them had the most beautiful, beautiful answers for this, you know. Certain things were about personal achievements that they've achieved. The personal achievements were things about what their family has achieved, such as their children, for example, their partners. And then you've got the professional side of things. And it's always important to marry the two together. Neither one is isolated from the other one. You are both personal and professional. So think about you. What have you achieved so far? And some of you might have seen this recently. I did a uh six month letter to myself recently. I love writing letters to myself. I started this about, I think about two and a half years ago and I've never stopped doing it ever since. Because I feel like when you write a letter to yourself, first of all, I'm not gonna lie to you, I often forget that I do it. I really, really do, believe it or not, because there's so much going on. But when I write them... I write them from a place of wanting my future self to know how I felt in a particular moment in life. Almost like a timestamp to be like, when was I in this moment in life? How was I feeling? What was I doing? What is it that I want to take forward as it were? And I think that that's such an important thing to do. And do you know what? I've got my six month letter here actually. I've just pulled it from the drawer. and I wasn't gonna do this on this episode, but you know what? I did it recently on a podcast when I did my solo episode and I read my one year letter to myself out. I got emotional when I was reading it, hopefully I don't this time, but I think it was really poignant because when I read my letter to a lot of people listening to the episode, I got a lot of messages from people saying, Athena, I'm gonna go and write my own, I'm gonna go and do that. So I'm hoping that I'm actually gonna read this now and that inspires you because I think sometimes a lot of people overthink things as well. They'll say to me, What should I write? How should I write it? Am I supposed to be writing it to my future self? Am I supposed to be writing like this? Like, let it go. Just let your brain go. It's your letter. No one else is reading this. By the way, I share my letters only to inspire others, you know? When I write them, I write them for me. And then I choose whether I want to share them or not. I make that choice. And the reason I share mine is because if I, like, I always think that you should be the change you want to see in this world. That is how I live my life. And so I think, well, I hope my bravery and courage in sharing my letters, which are incredibly vulnerable, incredibly personal, encourages others to do the same and almost pass the torch on so that they can then go and inspire others to do it. So that's why I'm sharing my letter with you. Nothing more than just trying to make and inspire people today. So let me read this to you. Like I said, I wasn't actually planning on doing this, but I just thought, well, you know what? It's in the drawer next to me. Why not? So, just gonna open it up. Okay, so this letter was written six months ago on the 17th of December, 2024. And this was actually sent in the post to me. So this came through the post. By the way, some of you have sent me yours and em basically, I don't think putting it in your notes in your phone for you to then just look at in six months time is writing yourself a letter, guys. I'm sorry and I'm glad that you're doing something and I don't mean to be to put you off in any way. Try not to have this on your phone and write a note to yourself that you then might look at in six months time. I want pen to paper. Pen to paper, write it because whether you know this or not by the way when you write you actually tap into your subconscious way more when you write than if you actually just type something out on either a computer or on a phone so I want you to put pen to paper. And here's what I wrote, pen to paper, 17th December, 2024, that came through my post, I think now a couple of days ago. I wrote, Athena, where are you going to be in six months time? How did April go? Was it better than last year? Which by the way, I was referring to my girls and property retreat when I wrote that. Has the dog arrived yet? What is it called? Did you develop the Queen's table in the end? Did it become a success? Are you happy? Life goes very quickly as these six months have shown you. Live your life, smile, be happy, and remember, attract, don't chase. Be you, girl. You're enough. You've always been enough. You got this, Athena." So that one's actually quite short and sweet. Usually I write them in a lot more detail. I kept that one quite short and sweet. And I'll tell you what I take away from this letter when I read this to myself. A couple of things. Number one, By the way, the dog still hasn't arrived. The dog is coming but the dog hasn't arrived yet, so everyone keeps asking me about the dog. The dog will come guys when the time is right. But this one really stood out for me. I asked myself a question. Did you develop the Queen's Table? Did it become a success? Now, a lot of you are gonna sit there and go, Athena, what the hell is the Queen's Table? I've been following Girls and Property for the longest time, what's the Queen's Table? Well, I totally forgot that I basically went to... if you like pre-launch, semi-launch the girls and property table or the Queens table, which was my idea to bring together high caliber women within the property industry together to create like this, this Queens table where we could share knowledge, we could share information and feel like, I sometimes feel like when you go to these mastermind groups, you're all at different levels and you end up teaching people sometimes. So the Queens table was, my idea was going to be designed to bring people together that you could, you'd be at the same level and so you could learn from each other as it were. But you know what, I called, I didn't open this up to the public. I basically called certain people that I wanted to be involved in the Queen's Table. And due to various reasons, it never came together. It was either that the timing wasn't right, the idea wasn't right, something wasn't right. And I felt like the Queen's Table ended up becoming forced by me as opposed to actually letting it happen. And so as a result of that, I retracted it and I pulled back because I went, the energy's off, the energy's not right. And so effectively it flopped. And I'm happy to admit it flopped. It never came. to fruition. And what's amazing about this is I forgot I even attempted to create the Queen's table, but the letter reminded me and I was like, when I read this, I went, my God, like I forgot I even did that. And that was six months ago. And then I thought to myself, my God, so much has changed since then. And I'm launching all this new stuff. And it helps you to really think to yourself, God, what have I achieved so far? How far have I come? And then the other one that really stood out to me on this was the question of course, are you happy? So if I'm honest with you, and again, this is me really like wearing my heart on my sleeve, the fact that I asked myself that question, are you happy? Why would I have to ask myself that question for six months time? Is it that actually six months ago, where was I? How did I feel? Was I happy six months ago? If I'm having to ask, are you happy? Was I happy? And so these are the questions that come out and do it. it's funny because you think about it and you think to yourself, hmm, you know, where am I? What am I doing? And it really helps you to reflect on your life. And so my advice to you would be this, if you're to write your letter, write it to you, make it vulnerable, make it real. You don't have to share it with anyone. Write it for you. But be honest, be honest in the letter and be brave and just write it for you. So please DM me, please let me know if you're gonna write your letters. I'd love, love, love, love to, you know, not see the letter, but see the envelope or something and just really champion you and really cheer for you. So I wasn't planning on doing that, it's a complete detour, apologies, but I think it's important to share when you're really thinking about how you can think about how far you've come, the letter will really help you. And then I want you to think about what are your current challenges and roadblocks right now? So if we're really thinking about current challenges and roadblocks, this is such an important thing for mindset because I want you to think to yourself, well, what's stopping me? And I tell you what happens quite a lot of the time. And by the way, when I talk about this, I always refer to myself as well. I am no different to anybody else, whoever does these exercises. I find that what happens is we often think to ourselves, right, what are our current challenges and roadblocks? And we come up with all of these excuses. well, I haven't got enough time. The agent keeps saying no. The investors keep saying no. The kids are taking over my life. School holidays have taken over. My husband's job, my wife's job. Any of those. If you've ever said any of those, I'm like, yeah, I hear you. I've said some of those, saying. But if you really, really dig deep and you really think about it, and I've often had to say this to a lot of people and although it's really harsh, it has literally set them free because it set me free, is you've got to think to yourself, are these actual challenges and roadblocks that you are stipulating or is it you that is the challenge and the roadblock? Are you what is stopping you and preventing you going forward? And I'll tell you why. Because what you're doing is you're making excuses, right? Every single person has 24 hours in a day. Yes, I understand we lead different lives. Yes, I understand we have different resources available to us. I understand. Believe me, I do. But what you've got to think about is you have been dealt the cards that you have got. And therefore, rather than coming up with challenges and roadblocks, what are your solutions? In property, we have to become the world's best problem solvers. It's always been that way, unless you didn't know. So to become the world's best problem solver, give me a roadblock and how are you going to overcome it? Give me a challenge. How are you going to overcome it? Don't just say the agent keeps saying no, the landlords keep saying no, investors keep saying no. Fine. How are you going to overcome it? ah I don't have enough time because the kids have got dance practice, football practice, this, there's no time for me. How are you going to overcome it? So when you're thinking about this, I do want you to list your current challenges and roadblocks, but I want you to then make another list to go, what can I overcome? So make your first list and then in the second list go, can I overcome that? Can I overcome that? And if you come across something that you're like, Athena, I can't overcome this, this is a challenge I can't overcome. I want you to DM me that. I want you to send me, I'm giving you permission, send me a DM and I will help you to think how you can overcome that. Okay. Because I like to think that any challenge can be overcome if you really think about it. So write your list. What are your current challenges and roadblocks? And then what I want you to do is I want you to set some new goals for the rest of the year. Now hands up, cause this is a real bugbear of mine. Hands up, two hands on the steering wheel if you're driving, just give a nod. hands up if you have ever, been in a position where you have written goals because you've been told to write goals for the year and so you write goals but you don't really really understand why that is the goal that you actually want and then you write them and you put them in your little notebook and the notebook goes away in the draw or you never look at your goals again. You've written them, you're proud, you've written goals for the year, you've set them but you never ever revisit them. You never revisit them. You never know why you made them, et cetera. And I'll give you a great example of this. Do you know the amount of times that when I've done goal setting with people and one of the first things they always write, always, is I want to earn X amount of money every year. I want to earn X amount of money every month. Okay. Why? Why do you want that amount of money? What's that amount of money for? And they'll be like, oh, well, I just want that amount of money to live on and it will make me financially free. Okay, why would it make you financially free? You know? And always ask yourself, by the way, always ask yourself why. Why, why, why, why, why? Because you will get to the nitty gritty and the crux. And I tell you how I know this, it's because I was that girl. When I first started, I said I want to earn £5,000 per calendar month. Why? Because that seems like a really nice figure, basically. 5K, yeah, I reckon that's a nice amount. You know, I can feel financially independent, financially free. Yeah, but why? What are you going to do with the money at £5,000 per calendar month? What is that money for? I don't know. Well, exactly. Think to yourself, why do you want that money? What is it for? So when you're setting goals or even let's take another example, property, I want to take on five rent to rents by the end of December 31st, 2025. Okay, great. Why? Why five? Why not six? Why not seven? Why not two? Why not three? Why five? Why sit in limitation? You know, why, why, why, why, why? So these are all the things that I really want you to think about. And also another thing that I want you to think about is I want you to do something completely different if you've never done this before. I want you to follow a different type of process for your goal setting, which is called the growth model goal setting. And I want you to think about this in a different type of aspect about the emotion and the feeling behind the goal and why you are creating it. So what I want you to do is I want you to pick four areas of your life you want to focus on. So these are going to be pillars, like four pillars of your life that you want to focus on. And I want you to think high level on this, right? I want you to think to yourself about you as a person, you you as a person. Yes, you are an entrepreneur. Yes, you are a mom. Yes, you might be a wife. Yes, you might be a best friend, but who are you as a person? And as a result of that, what are your four areas you want to focus on? Now, I'm going to give you my four areas to help you think about yours as examples, but then I want you to think of your own. They could be similar, but I want you to at least have at least one or two that differentiates what I'm going to give to you. And I'll tell you some of the community goals as well what they said, and it was absolutely fantastic. So nine times out of 10, everyone is at least going to put financial goals. as one of their four areas. And the reason that you're going to put financial goals is because let's face it, we are entrepreneurs, we are business owners that listen to this podcast. We are driven in some degree by money because of what money gives to us and what money represents. But financial goals is probably going to be nine out 10 times for everybody. So let's just talk about that. Now, when you're thinking about the financial goals, if you're going to set yourself financial targets, I want you to think of why that is your financial target. If you want 5,000 pounds per calendar month, want you to write why? If it's 10,000 pounds per calendar month, I want you to write why? What is that gonna give you? What is that gonna pay for? What is that gonna take care of? What is that gonna do for you and your family? I want you to think about why. If it's the fact that you want a certain amount of rent to rent, again, I want you to write why. Is it because that amount of rent to rent equates to X amount of money, which means that you can leave your full-time job? And if you leave your full-time job, what would that then mean for you as a person? What would that then mean for you as your life? What would that then mean for you going forward? That's how I you to start thinking about your goals, as opposed to just writing five rent-to-rent HMOs and putting it in the drawer. Why do you want the five? What's the reason? So financial goals, absolutely. And financial goals is always one of my top four. And I'm happy to admit that. Money is what is going to help me to take me forward in terms of me for my goal. what I'm looking for now within my life and this changes frequently by the way. This changes all the time. This changed from a year ago. I'm in a phase of my life now because I'm doing a lot of, you probably know from my socials and you probably know from um my episodes, my podcasts and in the community is I have a certain type of personality that has been very, very competitive, ah driven. um almost needing to be the best at what I do to a certain degree and I think actually that hasn't been what happiness has been for me. I don't think I found success and happiness through that. And at the moment I'm going through a transition in my life. You know, my early thirties where I'm now looking for, which sounds a bit deep, but it's true. I'm looking for the definition of for me and this is personal to everybody by the way, what is my definition of success? What is my definition of happiness? And as a result of that, I'm now starting to think to myself, Well, what is my definition of happiness? And for me at the moment, and this could change again, but I think I'm looking for peace and I'm looking for stillness and I'm looking to um appreciate the stillness and the presence in the world, which sounds really interesting when you're thinking about me as an entrepreneur and this business woman and I, I, I, I'm very much a business woman and I'm, I'm proud to be a business woman. I love being a business woman. I love marketing and I love. CRMs and I love chasing the next deal and my backgrounds in sales guys like I love to sell selling is in my blood literally But if you really think about me as a person I'm so much more than that so much more and if you think about who is Athena behind girls and property I think I'm looking for stillness and I think that's such a powerful thing to admit and a powerful thing to Really think about in yourself So think what you're looking for going forward. So my financial goals will offer me stillness. They'll offer me time to heal and time to digest before feeling like I need to chase, chase, chase, chase, chase all of this, you know, money or chase success or chase whatever it is I thought was success, et cetera. So think what your financial goals do. So the financial goal, the money actually was to create stillness. What's your reason for having money? Is it for the family time? Is it for the holidays? What is it for? Let me know, tell me. Cool. Then the next one, now this is a big one for me. Relationships. Relationships is a massive, massive one when I'm thinking about my four areas of life to focus on. So there'll be people listening to this podcast who are just starting out in their journey and what they're doing within their journey as it were. And it's so goddamn difficult. It is so difficult and not enough people talk about how difficult it is at each stage of the entrepreneurial lifespan journey as it were. And we talk about this word journey all the time, which is such a throwaway word, but it has so much meaning to it. I mean, you think about relationships. When I first started out in trying to run my rent-to-rent businesses, I did rent-to-rent HMOs, rent-to-rent service accommodation. I had my buy-to-lets. I was trying to build an aim for girls and property. I was trying to just do everything at the same time and I was all on my own. There was no one else doing it. It was just me. And... You know, have to make sacrifices when you start and people don't talk about this enough. You have to make sacrifices and you become, I believe in most instances when it becomes your baby and your, your, when you become an entrepreneur. And I talked about this with, with that time, the burnout episode, the, the business almost becomes the other person that you become in a relationship with. And therefore by doing that, you become incredibly isolated. incredibly isolated and you... don't know where it stems from and I don't know if other people have this and it's something that I'm trying to help others to not go down the same road that I did because I got very very ill with it but you almost become obsessed with it and therefore being becoming obsessed with it you feel guilty if you're not working in it because nobody else does so you cancel on date night, you cancel on friends, you cancel on christenings, birthday parties, you tell everyone that you can't... um the relationship with yourself by the way gets affected People used to try and tell me to put self-care days in my diary all the time. Don't get me wrong, they'd go in. I'd have the best intention, I'd put them in, but somebody's like, Athena, I need to book a discovery call with you. An agent, Athena, you've got to get last minute to the spewing. Yep, I'm available, take out the self-care day or self-care hour even. um Yep, I'm available, I'll go. And as a result of that, you know, I was skipping meals, I wasn't going to the toilet. I just became very unhealthy, very, very unhealthy. And I talk about this regularly. my diet to keep me, if you like, alert and awake consisted of literally a can of Coke, a chocolate bar and a packet of crisps because it was quick. It was quick. was energy. But as you, everybody knows you then have, um, dips and troughs with that because you have sugar, like a sugar high and then a sugar low. So that wasn't even very good idea anyway, but that's what I did. And so relationships become very, very affected. And really it's only when the people closest to you really look at you and say, this isn't healthy that you then got to go, Hmm. Okay, something's got to change. But my God, it's so hard when you're starting out because, you know, you do, let's be honest, you do have to fuel the business. No one else is gonna fuel it for you. No one else is gonna come and save you. You have to make it success. But at the same time, you have to find balance. You have to find peace because if you burn out and if you get really sick, which is what I did, the sickness took over for a week with the burnout, which meant that I wasn't working on the business for a week. I think if I'd have gone slow and steady instead, just a little bit a day, little bit a day and just pull back that, well my eyes, pull back 90 % but for others if you pull back just 10 % you know it would probably have meant that you wouldn't have been sick and wouldn't have to take the week off. So really think about that and also think to yourself which is what I didn't do. Because when you're building this business think to yourself who is it that I want to stand with at the end? Who is it that I want by my side at the end? Think about that. So relationships, big one. And then where are we now? Oh, next one. Number three, health and wellbeing. Okay. Massive one. Health and wellbeing. So now health and wellbeing can be different things. For example, health and wellbeing can be that, you know, going to the gym, could be that you, somebody said to me the other day with a health and wellbeing, and I thought this was a great example. She, she wanted to get fitter, but she wanted to make sure that it was viable with everything that she does in her day to day life. And she said, Athena, do you know what I now do? Cause I want to be healthier. is I walk my daughter to school every day, but I jog back every day. And the jog takes 30 minutes, and so I make sure that I jog every day. And when I take her to school, I put on my trainers, I put on my gym gear, I walk her to school, and I know that therefore I'm gonna jog home. And she says, just that little bit, just that little bit is taking me for that 1 % every day. And I love that example, I love that, because it doesn't have to be that you've got to go and blitz a whole HIIT session. in the gym and be really intense with it and lift weights and all this like it could be as small as just doing the jog home from the school from the school run. Another one that I really love is someone gave me an example for their health and well-being that they wanted to have a massage once a month. I thought that was a brilliant one I was like oh my god I might do that. I haven't still and they keep chasing me to check if I've if I actually do get my massages the answer is no I haven't done it yet. Again not prioritizing myself but you know trying to improve every day. But yeah, hers was that she wanted to get a massage every single month. Like what an amazing thing. So think what your health and wellbeing might be. Is it to eat healthier? Is it to make sure you walk every 10 minutes? Is it to go be in nature at least once a month? Is it to have, I don't know, think of what your health and wellbeing might be and let me know. So health and wellbeing was a massive one for me because again, I didn't prioritize myself and you listened to me on a different podcast talking about this. Where I talked to you about the fact that I prioritized myself last when I was building my business. So I want you to all prioritize your health. Really, really important. And then last but not least for me, a massive one for me and one that has always driven me from day one and it really has been the driver for me is lifestyle. Lifestyle is huge. So for me, you'll know that my background is in travel, right? Travel is in my heart and soul. If you cut me in half, sorry to tell you guys, it isn't property that comes out of me as much as we'd love it to. It isn't. It's travel that actually spews out of me. I love travel. I've been traveling my whole life. I will continue to travel my whole life. And so for me, it's really important to build businesses and to build teams and to build uh properties where I can travel anywhere in the world and still be able to do my business. And that's what's important for me to be able to do that. So for me, lifestyle is very much when I'm goals around, right, if I'm going to be working abroad, how many days I want to be working abroad this year? um You know, how many self-care days do I want to take? How do I want to structure my day in terms of business development? Do I want it to be inside the house, outside the house? Do I want to take phone calls in nature? Like, what is it I want to do? What do I want my life to look like? And you'll know because I called myself, like when I was rebranding myself at the very beginning about three years ago, I was Athena the property lifestyle creator. I always wanted it to be about lifestyle and lifestyle creation. So think to yourself, what do you want your life to look like? What is your lifestyle? So this is my four. Financial goals, relationships, health and wellbeing, lifestyle. And I'll give you another example that one that came from the community, which I loved, was somebody wrote home for their focus. They wanted the home. So they really, they said that they were doing all these projects on these other houses and they left their house to the last. So they really wanted to finish the house this year. They also wanted to create a healthy environment in their home and the feeling of being home as well. And so home is another one that you could really focus on. So DME, let me know what your focal points are going to be, but a really, really good one to do. I love that one. And then when you've done that, you to find the motivation behind your purpose. So really, really think to yourself, how will you feel once you finally achieve these goals? Like, how will you feel? Write it down. This is my goal. This is how I will feel once I achieved it. And then I want you to write down what will be different in your life. If you do this goal, how will your life be different? What will be different for it? And then I want you to think to yourself, How is this goal aligned with your values? So really think about your values. So many times guys, so many times can I see it and I see it in black and white. I see it clear as day. I see people doing things online and offline and I know, I know it in the depths of my soul that it is not aligned with their values. It's not aligned and I can see it because I can see the, What's the word? Conflict. I can see the conflict within them when they're doing it. But I don't say anything because they've got to come to the conclusion on their own. But I'm telling you, I can see it. So how is the goal aligned with your values? What is you want to be as a person, guys? Really important. And how will your life improve when you accomplish it? So how will your life improve? If you achieve this, if you achieve 5,000 pounds per calendar month, how will your life improve? What will that do for it? How will your life look different? How will you feel? Is this goal aligned with your values? Right? How is money aligned with your values? What are your values? Does money align with that? Think about it. And you know what? I'll be really honest with you that I started and I might even show you my first ever goals on a different podcast I ever made. My God, they're ridiculous. They're absolutely ridiculous. They're not aligned with who I am as a person. They're money centric. They're success, well, success. I put an inverted bracket, success driven. They're ego driven, quite frankly. I'm not aligned with who I am as a person. It might have been who I was aligned with as a person back then, but certainly not now. So really think to yourself, like, who do you want to be? Why? And how are your goals going to help you to become the person that you want to be? And then most importantly, plan to success. Really important. So when you're planning for success, what I want you to do is I want you to take this goal. So whatever your goal is, I want you to then break your goal down into smaller milestones and set deadlines. So I want you to break it down into quarterly, Monthly and weekly goals. So let me give you a really silly example, right? Silly example, but not a silly example of this is what when you got was it's because this is what I do. This is what I had to do. So let's say that I want to have a make sure that I at least minimum have one date night with Steve every single month. You know, want to relationships is one of my core ones. I want to have date night every single month with Steve. So quarterly it would be set. four date nights uh with Steve per month basically over the next quarter. So monthly would be set one date night this month. Weekly would then be have a conversation with Steve about what it is that we want to do, look at venues, look at events, look at restaurants, look at cinemas, have conversation about what is we might want to do as it were. and then book it and then make sure to book at least this or book this. you know, I that's a silly one, but I wanted to sort of just do a silly one there just so that you can really break it down and really see how it works. You know, if it is to take on one rent to rent HMO, if that is what you want me to talk about, then fine. So quarterly, to take on at least one rent to rent HMO, okay, monthly, speak to 10 agents, send 500 letters, go to four networking events. um Follow up on X amount of phone calls weekly. Attend one property networking event, send 100 letters, call two agents, go to three viewings, um send 10 things on open rent, et cetera, et cetera, et cetera. So really think to yourself, how are you going to get yourself there? What it is that you need to do and plan for success. Break it down because I'm telling you how many people have sat there, put a goal down and gone, bloody hell, that's overwhelming. How the hell am I going to achieve that? Are we gonna achieve that for the year? Well, let's break it down. Let's make it less intimidating. You know, rather than having to do this massive thing, let's just send 10 letters. Let's just make 10 calls. Like break it, break it down. Always break it, break it, break it down. So, plan for success. um And set yourself, if you can, after this podcast, set yourself a 90-day action plan. So, 90-day action plan. What are you going to do over the next 90 days? And I made all the girls do this in the Girls and Property community. and I'm holding them accountable for their 90 day action plan. I've written it down. I know what they wanted to achieve and I'm going to find out if they're achieving it. So if you're listening to this, know that I'm, I'm, I'm keeping an eye ladies. So write your 90 day action plan. Um, and then what I want you to do is then go a little bit deeper. So you've now got your, you know, I've your goals. You've now got your planning for success. You now know why you want to achieve them. I now need you to structure your week. because I tell you the biggest thing that's going to stop you taking action, remember what I said in my original quote, the biggest thing that's going to stop you taking action is you are not going to structure your week correctly to do it and you're to make an excuse as to why you didn't do it. It happens all the time. Not long if you're like, yep, Athena, that's probably going to be me and I'm probably going to make the excuse. Yeah, I see you. So what does your week actually look like? Okay. I want you to take your week and I want you to think to yourself, what does my week actually look like? And be really honest with yourself. And I want you to really think to yourself, how am I going to be realistic, keyword realistic, and structure my week to make sure that I can fit these goals in? If one of the child's at football practice, can I use that time effectively? If they're at dance practice, can I use that time effectively? If I've got a full-time job, can I actually schedule the emails on my lunch break to go out at eight o'clock the following morning? Can I schedule the, can I schedule emails, which I write at 8 p.m. at night whilst the kids have gone to bed, to go out at 8 a.m. tomorrow morning? into the agent. How are you going to structure your week and plan for success? Really, really important. Otherwise, this will be the first hurdle you fall down because you'll make the roadblock, you'll make the excuse and you'll say to yourself, I didn't have enough time to do it. That's not true. You didn't create a plan. You didn't structure. You didn't plan for success. So I hope that, I know that's harsh, but I hope that got through to a couple of you with that one. And then make sure that you're setting KPIs. Now, KPIs are key performance indicators. So what is the goal that you set? What is your plan to make it happen? So what is your plan? How will you know once you achieved it? And how will you feel once you achieved it? So one more time, KPIs. What is the goal? What is the plan to make it happen? How will I know once I've achieved it? And how will I feel once I achieved it? And I want you to really do that. And then you can make clear action steps and really think to yourselves, what do I need to do to take me forward this month? And what is the next, what do I need to do next month to make the goal happen? Constantly be evaluating, constantly be looking at it and really think to yourself, what is it that you're doing right now? And why also, why something else didn't happen? Don't beat yourself up about it if it didn't happen. Think why and think how you're gonna make next month different to make it happen, okay? And then with visualization, this is something I really want you to do. This is a task I'm leaving you all with and I want you to DM me to let me know that you've done this task. Now this is going to be quite difficult for a lot of you, but you need to trust me when I ask you to do this. And some of you may have heard this before, but I want you to all do it. Okay? Here's my task for you. I want you to all get a pen and paper, like an A4 or a notebook. Actually, probably better with a notebook. So a notebook. And I want you to write down, there are two steps to this, okay? First bit's easy, second bit's a bit, you'll be like, what Athena? But you've got to trust me. I want you to write down what your perfect day looks like in six months from now. Your perfect day. Where are you? What are you doing? How is the business running? How are you running? How are the family running? What does your perfect day look like six months from now? But here is the difficult part. I want you to put pen to paper and I want you to write without stopping for seven minutes straight. Seven minutes. Without lifting your pen from the paper. Now, a lot of you are gonna go, Athena, I've got no idea what I would write for seven minutes. There is a reason I've asked you to write for seven minutes and here's the reason. If I was gonna ask you guys to do this and just to write your perfect day when it looks like in six months time. I guarantee you the majority of you would subconsciously without knowing it, write what you think you should write for your perfect day in six months time. What is realistic? What do I think is actually going to happen? What do I think people will think? Yeah, do you know what? That's about right. You won't allow yourself to actually go wild with it and be like, my God, like what are the possibilities? What could my life look like in six months time? How incredible could my life be? And you won't allow yourself to be completely stupid and wild with it and wonderful and really shoot for the stars. Because we're naturally not programmed to do that. We're naturally programmed to be realistic. We're naturally programmed to be protective of ourselves and our expectations, as it were. And so you won't do it. And by the way, I know this for a fact because I was once asked to do this and I remember when they asked me to write for seven minutes, I thought this person's absolutely crazy. So this is what happened to me. I would start writing and they'd say, right, you can't if you pen for seven minutes. So I'd start writing and then I'd have to write because they told me that I wasn't allowed to my pen. would literally go my life in six months time, I will be abroad in the sunshine. And then I'll just lose my train of thoughts. I'll say, they've told me not to lift my pen. So I'm not lifting my pen. So I'm continuing to write to be honest with you. think this whole thing is absolutely stupid, but I trust the person who is actually asking me to do this. I'm going to continue to do. Oh, this thought's just come back into my head. Okay. So in six months time, I'd be abroad. I'd be living my best life. I'd have a diet coke with ice in my hand. uh It'd probably be in Europe somewhere. I'd be in a cafe. I would possibly have my dog with me even though I'm in a foreign country, which doesn't really make sense, but let's just go with it anyway. And that is literally how I would write, literally. And I would just continue to write and write and write. And then you'd probably lose your thought again. So you'd say, right, I've lost my thought again. Again, this is so stupid. I wonder how much time I have left on the clock, but I'm going to continue writing anyway. Etc, etc, you get the drift. But if you write that, here's what happens. It's been scientifically proven that if you write continuously for seven minutes without lifting your pen, you begin to empty your thoughts onto paper. So your thoughts spew out of you and they come out in jargon, they come out in all sorts of craziness. But then what happens is after about five to six minutes, you start tapping into your subconscious. And by tapping into your subconscious, the truth comes out. the truth of what you really, really want to achieve in six months time comes out and where you really want to be comes out and you allow yourself to let go of any sort of like feeling or thoughts of what if, what if, what if, what if I can't achieve that, I'm not good enough, I can't do that. Your subconscious lets go of all of that and your subconscious allows you to be free. And so please trust me when I say to you, do the exercise, but do the exercise properly. If you start it and you lift your pen off the paper and you start thinking, you might as well just rip it up and start again the following day because you haven't done the exercise in the right way. If you feel like putting your pen off the paper because it's uncomfortable, right? I really want to lift my pen off the paper because I feel uncomfortable. Write it because your body will allow you to just let go and delve into it. So I can tell you that the first, shame I haven't got this letter still, I don't know where it is, but the first letter I ever wrote was just a bunch of jargon literally written down and probably made no sense. I did this a couple of weeks ago actually and I was able to free write for the full seven minutes and I was able to do it because my brain was was emptying and I was able to. Don't get me wrong it wasn't perfect there were some bits where I was like I'm overthinking and I'm aware that I'm overthinking and I'm aware that I'm writing that I'm overthinking like I wrote that but such an improvement so give it a go let me know DM me but I'm telling you it will allow you to just be free. And then once you've done that and you haven't done so already, I know a lot of you have because of social media posts and messages I've received, write a letter to yourself for six months time. Write it from you to you. No one's gonna read it and just ask whatever you wanna ask. Say whatever you wanna say and you'll realize how far you've come in six months. One of my girls, Annabel, gave me a beautiful example of this. She said she wanted to write it now. She just had a baby. Congrats, Annabel. and she wants to write it so that she puts it under the Christmas tree at Christmas and that she opens it on Christmas day. She wants to open her letter on Christmas day. So that's something I'm actually gonna do. I told Annabelle that I'm gonna do the same thing. So I'm gonna write a letter to me to read on Christmas day as well. So really, really fabulous. um So yeah, so really think about that and do that exercise for me, which would be absolutely um amazing. And then when you're really thinking about like your belief system and really thinking about that, I really want you to think about shifting those limiting beliefs. Like it's very difficult to do and I totally understand it. And if you are really struggling with your limiting beliefs at the moment and you're like, Athena, I get what you're trying to tell me to do. I understand it. Please do me a favor. Go and listen to the episode that I did with Akhtar Khan on overcoming limiting beliefs and imposter syndrome. I can't remember what episode number it is. It was, I don't even remember how many months ago it was. But just type in, type in Akhtar Khan, Akhtar spell A-K, my god, you're asking me select it to spell, why am I doing this? I've got to write it down, one second, hold on. Akhtar, he is A-K-H-T-A-R. And if you, and Khan is K-H-A-N. And if you go into Girls on Property and find him, he's got two episodes. We did one on Burnout a couple of weeks ago that came out, and then we did the Overcoming Limiting Belastin and Posse Syndrome. And I'll be really honest with you, he literally psychoanalyzes me on this episode. It is one of the fastest downloaded episodes. I bare my soul, there's a couple of tears, and it's really rooted and it's important to really understand where our limiting beliefs come from because I'm actually going to share something with you right now that a beautiful woman, Sharif Bijram, shared with me, which has helped me so much since she ever told it to me, and I want you to think about this when you think about your limiting beliefs as you go through your goal setting and your mid-year accountability. She said to me, Athena, the limiting beliefs that you actually have for yourself, because let's face it, everybody has limiting beliefs no matter what stage they are on the journey. She says, are they your limiting beliefs or are they the beliefs that somebody else has instilled in you? and I thought that was so powerful. And if you really think about it, and really think about it, your limiting beliefs are probably something that you have inherited from friends, family, life, socials, society over time, and therefore you've been made to believe a certain belief system that isn't even your own. And so when you're thinking about your limiting beliefs, ah Listen to the episode I did with Actar and I'm actually doing a community session with the girls. It would already have happened by the time this episode comes out. But it's so important to really think to yourself, these aren't my limiting beliefs. These are that of somebody else and it's important to recognise them but recognise that they're not your own. And it's so freeing when you do that. So I want you to write down all of your limiting beliefs on... Actually, do know what? I wasn't going to mention this but let's just do it quickly. If you take an A4 piece of paper, like a nice big A4 piece of paper, draw a line down the middle, on the left hand side, write all of your limiting beliefs. um I'm not good enough to lead this podcast. I'm not good enough to get sponsorship for the podcast. I'm not good enough to lead a community of women. um I'm not good enough to teach people about property. um I'm not good enough to contribute to a book because I've got dyslexia. I don't feel good enough to do many many things, but if you and that's the truth by the way But if you if you write those on the left hand side And you think of all your limiting beliefs. I want you to write completely the opposite on the other side So it's almost like what am I what am I? What are my limiting beliefs and then what's my abundance mindset on the other side? So I want you to think abundantly now. I want you to think big So I want you to think you know, I am good enough to do this I am worthy of doing this. I do have the knowledge to lead this. I do have the capacity to lead the girls. I am worthy. I am, I am, I am, I am, you know, all this. And I want you to write them on the other side and then I want you to fold it so that all you can see is ah the positives. And I want you to pin those positives to the board and always, always say them out loud as you're writing it. I am good enough to lead the girls. I am good enough to lead this podcast. I am good enough to teach property. I am good enough to write a book for women in property, et cetera, et cetera. What is it that you want to say? um And have those as confirmed affirmations, confirmed abundant mindset as it works. It's really gonna help you to cultivate a growth mindset. And I want you to write it and write it again and again and again until it sinks in and your subconscious begins to believe it and you redesign your conscious system. to therefore think to yourself, I can do this because I am worthy of doing it and your subconscious believes it and rewrites the narrative of something that has been instilled in you from day one of life, basically. So again, took a bit of a tangent there, but hopefully that really helped. And again, I just want you to really think about, just to finish off this podcast and do like a 360 and coming back to where I began again. So really think to yourself, visualization, right? Visualization massive. So once again, this quote that I live by every day, a dream written down with a date becomes a goal, a goal broken down into steps becomes a plan, and a plan backed by action makes your dreams come true. What action are you gonna take today? What are you gonna do? How are you gonna do it? And what are you gonna do to really take yourself forward? you know, that one percent, that 14 minutes, that one percent every single day. Really think about that. And then finally, you really, really, uh you know, if you really think to yourself, do know what, Athena, I love all of this, but I'm on my own. you know, the people around me don't understand. partner doesn't understand. I feel isolated. I feel alone. Believe me, that's how we all started. All of us started in that way. And do know what's so beautiful is, is when I first started, of course, um you know, back in 2022, I didn't have a group of people around me. I didn't have anyone. It was just, it was just me. I then later met, um some people within the property space who have become some of my best friends to this day. But at the time it was very isolating, it was very lonely and people didn't quite get it. Like I worked in travel, I'd never worked in property before. People thought I was absolutely crazy. And I'd go and I'd just see, it was very male heavy at these networking events and I just didn't feel seen as a woman, I didn't feel seen as a person. And so that is why I created Girls in Property. It's to encourage to have what I never had when I first started. I want others. to have that place that they can go to to feel seen and heard and to have everything that it is that they need to have. So if you're sat there going, you know, I've loved today's podcast. I love these types of conversations. I think it's going to really help me going forward. Then a couple of things. Number one is genuinely come and join the girls and property community. As I've said, we're now sitting on over 120 female members within girls and property. Somebody mentioned the other day that they thought it would be more expensive than it actually is. So I better mention this. It's 30 pounds a month to join. It's 30 pounds a month to join or 300 pounds for the year and then you get two months free. And it's incredible. So what Girls and Property is, just to be really clear about this, is it's not a WhatsApp group and it's not a Facebook group. It's built on something called the Circle Platform. So the Circle Platform was built and designed so that it could be professional. So there are different spaces that you can basically get involved with within it. So there's obviously an introduce yourself. So everybody comes and introduce themselves. But my favorite one is ask the community a question. So this page is beautiful for interaction. So we've recently had asking questions about empty house council tax uh being charged for the empty house, for example. We've of course had about the renter's rights bill. We've had um questions around financial advisors. We've had questions around somebody asking us to get a deal and a flip for them. We've had somebody asking about uh a recent deal that a deal source brought to them and what they should be doing with it, et cetera. And it's brilliant because then rather than doing a WhatsApp, you then lose all these messages because you're like, oh, where's that, where's that? You then have this isolated kind of question that you can then respond to so that all of the questions you can then go back to and refer to are all in the comments on that particular topic. And then we've got the different sections that you can go to. So we've of course got rent, HMO, service accommodation, commercial, land, et cetera, et cetera. So if you just want to talk about rent to rent or just want to talk about, et cetera. You then got that space as well. So it's really great. And then the two calls that happen every month. So I do two calls a month are the first Tuesday and the third Tuesday of every month. So the first Tuesday is called girls and prosperity. So this is all around personal development. Who are you as a person? Who do you want to be? So I've had calls for, I do calls for example, again, I've got actor on limiting beliefs, imposter syndrome. I've got Sarah point to Ryan talking about debt and overcoming debt. I've had sleep coaches, I've had breath work, I've had personal branding, I've had systems, I've had AI, anything to do with you as a business owner, so business and personal development. So it's called Girls in Prosperity Sessions, first Tuesday of every month, 7.30 p.m. And then on the third Tuesday, I do Girls in Property Sessions. So here I will get a property expert to come in and do a session for the girls. So we've had Renters' Rights Bill with Judy Ford. We have got Motul Islam coming in to do all around... this is in November I think he's coming in to do all around raising private finance. We've got Rachel Knight coming in to do title splits. ah We've had auction properties, HMOs, service accommodation. I've got Ellen McDonald coming in to do service accommodation, all sorts. So really think to yourself, is that something that you would want to get involved with? Because it's the most incredible, incredible group. And then of course we then do our meetups. So I do a summer and a winter meetup now for the girls and property community. So I can, I know it's already been announced by the time this comes out. So I can tell you for the date for your diary, how it's gonna work is I'm throwing a winter party for girls in property. It's not a Christmas party, it's a winter party. As soon as you call it a Christmas party, expectations are different and also the cost goes up. So it's a winter party in November. So this is actually going to be in Birmingham, believe it or not. And the reason I'm hosting it in Birmingham, is because the majority of the girls that listen to this, and guys, girls and guys, that listen to the podcast are actually based in Birmingham, Manchester. So thank you all, Birmingham and Manchester lot. I'm coming to you to do this winter party. It's on Saturday, the 15th of November. Now, if you're actually a community member, you will attend for free, so completely free of charge. If you're a non-community member, but you'd like to come for the evening, or you'd like to know more about girls and property before joining and meet the girls, then it'd be 49 pounds for your ticket. But this is an amazing opportunity. There'll be about 60 to 70 women in the room. It is a girls and property events. It would just be female only because I think there aren't enough of those at the moment. And I do think the dynamic changes um when it's mixed ah genders. So this is just going to be for women to come together, to create a space, to support and listen to one another. And it will be mainly for the girls and property community. But of course, if you want to come and be a part of it and you're near to Birmingham, then do come along. And then of course, I do have my workshop, which is for 20 women on Friday, 12th of September. Now I've actually sold out of that. The spaces went so quickly. And this comes back to what I said in my letter about attracting, not chasing. I didn't really do a big push on socials because I didn't need to. The right girls came to me that knew that they wanted to come to my workshop, which is called She Means Business. um However, If you want to get involved with this, this is something that is going to be actually being announced in September, so around now, but I'm launching it on, I believe the actual launch day is in when we're actually starting it. Let's get my calendar up. It's October, so it's going to be Thursday the 2nd of October, so in about a month's time, this is when it's actually gonna be sort of day one happening. I'm actually putting together, through sheer demand and sheer excitement for it, the first ever Girls and Property mastermind. So girls and property mastermind is happening. The reason I built the girls and property mastermind is because a lot of girls were saying to me, Athena, I wish I found you first. I wish I found that there was some training. wish I felt there was a mastermind for girls and property. And I kept saying that there wasn't, but it was coming. And now I've decided to actually build it and to think, why do I want to build it? What do I want to give back to all the girls as it were? So this is going to be around looking at you as a property business. So it's not so much about thinking to yourselves about Let's look at all the different strategies and let's now today talk about lease options and tomorrow talk about title splitting and the next day talk about auctions and this. No, that is not what the mastermind is. The mastermind is about bringing women together to look at you as a property business to think, right, how are you actually going to take yourself forward as a business? What does your cashflow look like? What is your CRMs? What is your, what is your limiting beliefs? What is your you? What is your USP? What is your brand? How do you want to go forward? So this is all for anyone who has a business within the property. finance space, anything like that that wants to come forward. And this is only going to be for 15 women that I'm gonna be starting off with. So 15 women, and I'm gonna be doing it as a beta test. So the beta test is going to be where I'm gonna be basically doing the first six months. So it's a six months mastermind that I wanna do for the first 15 who believe in me, believe in what it is that we can build together and to show that this is what the mastermind is gonna look like basically, which I'm really excited about. And I'm excited to see who the 15 are gonna be actually um that really wanna elevate themselves. This is by the way, people say to me, who's this for? This is for women who, again, it's for women who really are looking at themselves and their business and thinking, I'm ready for the next level. I'm ready to take things up a level. This is where I am right now, but I'm ready to go forward. So it's people who've already got a business. So it'd be you, you've already got a business. It's kind of an infant stage, I would say, even if you're like six months in, a year in, it's for you to think to yourself, now, how can I really go forward with this? What's the next step? How do I do this? How do I get the investors? How do I get from where I am now to where I want to be? I'm looking at this and these are the types of conversations that we're going to have. Goal setting, looking at you, looking at how you're going to do this. And most importantly, and I have to say this and stress this, to go forward as a sustainable investor without the burnout and without feeling like you have to constantly compare yourself and drive yourself forward to obliteration. You can be a sustainable investor. It can happen. It can work. You just have to have the right person leading you. And I genuinely believe that with everything I've been through and everything that I know when I started and how I felt, I can relate. I can definitely relate to you and I can definitely show you a different way. Let's supercharge You're gonna write your note for your seven minutes, you're gonna get into your subconscious, you're gonna write your pillars, you're gonna get your vision board up, you're gonna have that quote in the back of your mind. And really just know that like, you don't need to be overwhelmed, you don't need to kill yourself in order to make this happen. You can do it from a place of um peace, trust, abundance, belief. You can have it all, you don't need to chase. As I've always said, and I said it in my letter, attract, don't chase. Believe in yourself and ask yourself the question every single day as I ask my question, are you happy? Because if you're not happy, why are you doing it? Why are you doing it? Entrepreneurship is one of the hardest things a person can do, I believe. It is not easy. If you are not happy, don't do it. It won't solve anything. It won't change anything. Make sure that you really think to yourself what makes you happy and go and try and do that every day. um And my last words to you will be this. What could I make my last words? My last words to you are this. ah I said this to somebody the other day. Do you know what a great bit of advice I give everybody? um Now for September towards the end of the year, you've got September, October, November, December. September, October, November, You've got four months left, right? Four months. um I'm dreadful at maths, by the way. Four months. Do something in the next four months that scares you, right? Do something that really, really scares you. So think of what scares you and go and do it. And you've got four months to do it. And let me know what it is. I genuinely do things that scare me as often as I can. I really do. And I know it sounds really silly and this is a silly example, but this is so true. So back in August, on the 1st of August, I went to Sophie's Beach networking day. And said to her, I'm not getting on the boat. I'm not getting on the boat. I'm not doing it. And you might think, well, that's really weird. I see you on boats all the time. I... Okay, you guys may or may not know this about me, right? I get really, really bad travel sickness. Really bad travel sickness. I know it's hilarious. Travel agent, travel sick. Yes. The jokes have all been made. Boats, I'm dreadful on. And I said to Soph, I'm not throwing up on your day. I don't want to get on the boat. And she literally... she's the only person who can really do this with me handed me a life jacket and just went you're doing it end of and I was like for god's sake but you know there was something in the back of my head that went do something that scares you every day and I wasn't scared of the boat I guess I was scared of being sick in front of other people that knew me really well if I'm honest with you and I didn't want to be sick as well but I did it because I thought do you know what I'll do it because it scares me and it might not be that bad now luckily I wasn't sick which is great Definitely felt woozy. I definitely felt like nauseous, but I did do it and I was really proud of myself because I didn't want to do it I even honestly guys I even took my laptop with me and I was like I can't take my laptop on the boat I meant to go do work and she's like you're not working to networking day go and put your bag in the in the um Boathouse wherever it was so I did that so I even knew I wasn't getting on the boat because I brought my laptop with me I knew I wasn't getting on the boat, but somehow I ended up on the boat And it was fabulous. I absolutely loved it. It was good fun. Don't get me wrong, there were moments where I was very, very shaky and very like, God, I don't know about this. And it was rocking. I was like, oh God, this is not where I want to be right now. But I did it. And so that's what I want to leave you with. I want you to think to yourself, what scares you every day?
